Ventana at Duncan Canyon
The Ventana at Duncan Canyon Specific Plan project area is bounded by the Interstate 15 freeway on the north and west, Citrus Avenue on the east, and the Southern California Edison power line transmission corridor on the south. The site is primarily undeveloped, except for an existing residence and outbuildings located on the south side of Duncan Canyon Road, just east of I-15.
The Ventana at Duncan Canyon Specific Plan is for a 105-acre master-planned, mixed-use community that creates a unique sense of place in north Fontana. It follows the vision of the City of Fontana that has been set forth in the General Plan for the regional mixed-use land use classification for this area, and the corporate corridor concept currently being formulated along I-15. The design reflects a Mediterranean theme and focuses on a mixed-use, Tuscan village environment.
The Ventana at Duncan Canyon Specific Plan allows the Project Area to be developed as a master-planned mixed-use community that includes an outlet mall, entertainment center, Class A office buildings, and a full-service hotel. Implementation of the Specific Plan would help transform the vacant and underutilized sites into a high-quality "destination" type development along the I-15 freeway.
Additionally, Ventana at Duncan Canyon Specific Plan will have a mixed-use community with a maximum of:
- 842 residential units
- 107,550 square feet of retail commercial space
- 362,930 square feet of office/business park space
- 30,400 square feet of restaurant space
- 73,620 square feet (128 rooms) of hotel space
In conjunction with the specific plan, the applicant has filed a master tract map to establish the 10 planning areas and four residential condominium tract maps (of 101 units, 130 units, 100 units, and 108 units) located on the north and south side of Duncan Canyon Road, east of the Interstate 15 freeway at the future Duncan Canyon Road interchange.
This site features strong freeway visibility from I-15 and future access from the Duncan Canyon Interchange. The plan incorporates mid-rise office and hospitality elements and the project is in close proximity to executive homes, I-10, I-15, and the 210 freeways, just minutes away from the LA/Ontario International Airport.
